Be it a pipeline or a transmission line, easement negotiations and eminent domain situations demand unique and experienced legal assistance. There are two issues for every easement case: compensation and easement language. Rest assured, the condemner will not do the landowner any favors on either of these issues. Sever Storey Walker provides comprehensive services for all its utility clients.

Case Spotlight

Strength in Numbers Provides Results for Many

In 2012, talk began of a proposed transmission line that would cross the entire state of Illinois. Officials dubbed it the “Illinois Rivers Project”. Soon, the Ameren Transmission Company initiated the process to both get this project approved and acquire the necessary land to build it. Hundreds of landowners were bombarded with land agents seeking easements. Almost all of these easements were riddled with over-broad language, and the offers were just as bad. Sever Storey Walker enlisted the assistance of several national experts, who created multiple studies on the impact of transmission lines on central Illinois property values and Sever Storey Walker forced Ameren to come to the table. Through these experts and its massive representation of more than 70 landowners, Sever Storey Walker has negotiated over $5,500,000 in total case values and improved easement language for every single client.
